THE PROJECT
The new Brisbane offices for global infrastructure company Acciona were finished in April 2011 in a D&C arrangement with builder Signature Projects. The $230,000 fit-out project was designed for maximum flexibility to allow the division to upgrade to larger premises in the near future as their business grew in the region.
Acciona occupy the top level of an existing commercial building situated on Creek street, Brisbane. Newly introduced to Brisbane for an awarded infrastructure project, Acciona required maximum flexibility as their team expanded. A tight floor plate area required careful planning to ensure a premium reception was achieved without comprising workstation space, offices or meeting rooms.

THE PROJECT
Within walking distance of both the Stafford Road shopping strip and the Stafford City Shopping Centre, this medium density apartment project demonstrates our increasing residential density work in proximity to retail centres.
A materials palette with a low impact aesthetic reduces the appearance of massing and the perception of building height from the street. The design also respects the adjoining existing residences by not overcrowding the boundary. Residents’ cars are securely kept in an undercroft carpark which is screened from the street view.
POWE Architects have assisted the client on this project with exploring their development options through a supported schematic and concept design and process. Once the development potential of the site was understood, POWE Architects then worked with the client and their consultant team to produce the development application.

THE PROJECT
An exciting opportunity to develop a vacant site on Ipswich Road, Annerley along a busy frontage and supporting the surrounding residential catchment. Our client approached us to develop a proposal for a large-format supermarket with customer car parking over two lower levels and servicing at the store level.
“Thank you for your hard work and efforts over the last 12 months while the [Annerley Supermarket] project has been controlled by Coles. We acknowledge for some, that this has been a longer journey. The level of documentation and the amount of work done to de-risk key components of the project, as best as possible, has been a large factor in getting this project through.”

THE DESIGN
The building design incorporates detailed shading elements that have been specifically designed to cut down direct sun penetration from the western facing road frontage while allowing natural light to fill the space.
Large pedestrian awnings cover the footpath and transition with the grade to provide a sheltered pedestrian colonnade addressing the glazed frontage whilst providing street activation between the streetscape and the store’s interior.
A deep landscaping buffer between the footpath and the building frontage softens the area whilst providing spaces for pedestrians to rest within a shaded zone.
