
The project
A sub-regional shopping centre in a rapid growth area west of Brisbane. Completed in late 2016 with head contractor FKG, the property was a major expansion of the previous Woolworths anchored centre.
The open air design featured an expansive 8 metre wide “boulevard” that sleeves the main building, providing generous outdoor spaces, weather protection and encouraged pedestrian movements anchor retailers and specialty shops on the centres perimeter.

THE PROJECT
In 2008, mining engineering company, Ausenco, decided to centralise all of their Brisbane operations into one new headquarters in South Brisbane. The 6 storey, 14,600m² office building quickly became a landmark in the area with its copper coloured facade and dominant street presence. THE PROJECT
The Queensland Health Department engaged Hutchinson Builders for a 1403 car facility with integrated child care following backlash over lack of staff parking. Built over the tram depot tracks, the building provides a high level linkage between the adjacent busway station and the rest of the hospital campus.
The eight split level building has a removable long span, deep-V roofing system offering opportunity for another two half-levels. The screen facade offers ventilation and reduces light into the surrounding ward and treatment buildings.

The brief
This project required sensitive design for specific aged care needs within an existing Residential and Mixed Use neighbourhood. The positioning of large flat floor plates for easy access across the facility, clear definition of front-of-house and back-of-house separation, whilst also providing courtyard planning to support natural ventilation and reduced the impact on existing neighbourhood.
We achieved a residential scale to the building by both stepping the building layout to suit the existing grade, articulating the facade by using exterior balconies, sun hoods and heavily planted the external terraces to provide shading.

Previous submissions, over a 2.5 year period, had not realised a positive response from BCC. Using our advanced 3D modelling capability, we were able to clearly define the permissable building height envelope, and successfully received BCC Development Approval with no submissions during its public advertising period.

The Esplanade is a private residence in St Lucia with an emphasis on panoramic views, natural light and ventilation. The stepping nature of the design responds to the steep topography and the height limitations of the property.

THE PROJECT
When Cr Paul Pisasale opened the new Coles Superstore in Ipswich it signalled a return of the retail giant to the city centre. The Brisbane Street store was totally destroyed in the Jan 2011 floods and required a re-thinking of the site. Alongside Coles Group Property Development we recreated a new presence for the site, resistant to the type of flooding seen throughout the city.

THE PROJECT
Opened in February 2013, the new centre elevated the store above the 2011 flood levels and utilised the undercroft space for a 200 space carpark. A further 80 cars were located on the elevated level and all servicing (including a substation that could feed back into the City grid) were moved well above the tide line to protect them from future events.
Also the first in Queensland to be built to the Coles Superstore concept combining their normal supermarket lines with a general merchandise area all within a single 6000m² store. The store features an in-store bakery and butchery, delicatessen and fishmonger, a new concept fruit and vegetable display, and an adjoined Liquorland and café.


There was a requirement to lower the overall lifecycle costs of the building by exceeding the National Construction Code requirements for energy efficiency. The building was wrapped in a layer of Kingspan walling and roofing to provide extra insulation.
Built by Hutchinson Builders utilising an Early Contractor Involvement (ECI) process which engaged the builder in the design development phase of the project. This enabled a collaborative approach to cost control as the documents were being prepared. Informed design decision that impact costs made early on meant changes could be made with minimal wastage while still having maximum effect on the budget controls.
