THE project

 

This modern furniture showroom is home to Brisbane’s only Castlery showroom, offering a unique retail destination within the city. 

While the fitout was originally designed by Castlery, POWE Architects collaborated closely with the international clients to ensure the design was compliant with the Australian Standards and codes. Through this, comprehensive construction documentation was delivered, thereby facilitating a streamlined, efficient build process from concept through to completion.

THE project

 

Located in Highgate Hill, Brisbane, Sierra Nuvo comprises 44 luxury residential apartments over five levels with commanding views of the Brisbane CBD and Mt Coot-tha. POWE transformed a previous approval to meet the new owners expectations for quality and design. Sierra Nuvo boasts large floor plans, ensuites for each bedroom, walk-in laundries, and an abundance of glazing to maximise natural light. Residents enjoy a sky garden located on Levels 6 and 7; a pool-side oasis, surrounded by tiered, landscaped gardens, 16-metre infinity-edge pool with a children’s wading area, a sunken lounge at the side of the pool, an astro-turf recreation zone and two separate dining areas.

THE project

Hillyard House presents a distinctive curved facade against the Brisbane and Woollongabba Skyline, driven by its’ unique floorplate shape. The distinctive shape of Hillyard House flowed from its design to fit within the context of South City Square, Stages 1-6 in Woolloongabba. The building’s curved design leverages panoramic city views for all residents.

The POWE Team delivered architectural BIM Management and construction drawings for Hillyard House, built as Stage 7 of South City Square. Hillyard House is reinventing how people rent in Brisbane by creating premium living experiences designed exclusively for the rental market. It features 150 build-to-rent apartments across 15 levels and a resort style rooftop terrace with a pool, wellness area, private dining and yoga lawn.

THE LODGE BAR AND DINING

The Lodge Bar and Dining by Rodd & Gunn.
This project involved refurbishing a heritage-listed Queenslander, maintaining classic Queensland heritage details, such as the wraparound balcony, weatherboard exterior and bullnose awnings, to deliver The Lodge, a two-storey restaurant and bar, in the James Street precinct. The POWE Architects team were responsible for delivering the architectural documentation from detailed design, through to construction for the ultimate renovator’s delight at 49 James Street, Fortitude Valley.
The interior fit out balances Rodd & Gunn’s hunters lodge aesthetic and retail space with art deco influences across the hospitality, restaurant and bar spaces for a unique customer experience across both the hospitality and retail offering. Images courtesy of Rodd and Gunn.

THE project

A BIM-based process delivered greater levels of value management certainty for the builder, South City Construct, before works even began on site. Through close collaboration with our client, we targeted specific areas of the existing approval to ensure the rental product met both market expectations and the tight construction budget. The construction cost, value perception and overall aesthetic outcome of the project had to be aligned to ensure the value supported construction costs.  POWE Architects undertook a rationalisation review to clearly define the value proposition. Through a collaborative process with the construction team reviewed apartment functionality, corridor and circulation efficiencies and key constructability components to maximise the value for cost. Logistics planning was a key for the constrained site, to ensure the prefabricated elements, such as modular bathrooms, precast structure and façade, could be delivered into position and achieve a tight delivery programme. The rationalised outcome provided after this process not only was a significant reduction in the proportion of common areas to rental units, a detailed review of the constructability of the façade and the geometry of precast units to the building’s outer skin.  Image courtesy of Pelicano.

THE project

Story House balances a residential sanctuary within the busy hub on Kangaroo Point. Story House is home to 86 apartments,  laid across eight stories, comprising 32 studios and 54 one-and-two-bedroom apartments. The building provides residents with as 800m² of communal space, two level basement parking and a communal rooftop garden. Residents will enjoy a high level of interior finish and a spectacular rooftop oasis, featuring a lap pool with a pool deck, spa, yoga lawn, dining and barbecue area and an outdoor gym. The first multi-storey apartment building constructed in this pocket of Milton, between the river and the railway. Milton Edge is a ten-storey apartment building with landscaped recreation areas and associated car parking. A total of sixty-four apartments are provided in the main building with seven two-level townhouses to Manning Street and three to Walsh Street. The townhouses provide a linkage between the apartment tower, the character residential streetscape and strong links between the respective internal and external spaces
