A BIM-based process delivered greater levels of value management certainty for the builder, South City Construct, before works even began on site. Through close collaboration with our client we targeted specific areas of the existing approval to ensure the rental product met both market expectations and the tight construction budget. The construction cost, value perception and overall aesthetic outcome of the project had to be aligned to ensure the value supported construction costs. POWE Architects undertook a rationalisation review to clearly define the value proposition. Through a collaborative process with the construction team reviewed apartment functionality, corridor and circulation efficiencies and key constructability components to maximise the value for cost. Logistics planning was a key for the constrained site, to ensure the prefabricated elements, such as modular bathrooms, precast structure and façade, could be delivered into position and achieve a tight delivery programme. The rationalised outcome provided after this process not only was a significant reduction in the proportion of common areas to rental units, a detailed review of the constructability of the façade and the geometry of precast units to the building’s outer skin.
